Reporting to the Director of Campus Operations, the HVAC Technician will perform maintenance and operation of air conditioning, heating, refrigeration, boilers, and related equipment as assigned.  This individual will work under limited supervision with moderate latitude for the use of initiative and independent judgment.


  • Monitors the heating and cooling systems connected to the HVAC enterprise software either at the desktop computer or mobile device and makes necessary adjustments for comfort in the various areas.
  • Monitors HVAC equipment operation in the mechanical rooms for needed repairs.
  • Monitors and records temperatures and conditions of refrigeration walk-ins, reach-ins, ice machines, ovens, steam kettles, and food warmers in the kitchen.
  • Performs various welding, soldering and brazing functions.
  • Add chemicals to boilers, the loop water system, cooling tower, air conditioner coils; descale kitchen steamer and ice machines, in accordance with maintenance schedules.
  • Performs repairs and preventative maintenance for heating and cooling systems which includes V-belt replacement, adjustment, oiling and greasing, air filter replacement, bearings, shafts, electrical components, motors, etc.
  • Performs repairs and preventative maintenance on ice machines in the residence halls and apartments.
  • Some requisitions of parts and refrigerants.
  • Sweeps equipment rooms and removes trash.
  • Keep records of refrigerant usage.
  • Reclaim and recycle refrigerant.
  • Ability to work in inclement weather, bend, climb, lift 50 pounds plus.
  • Enter, update, and complete work orders on digital platforms such as cell phone, tablet, or desktop computer.
  • Must be able to perform on call (24/7) duties on a rotating schedule.
  • Performs related work as assigned.

  • May assist in plumbing, electrical and other maintenance repairs.
  • Performs backup for plumbing and electrical department.
  • Must be able to work overtime, some evenings, nights and weekends.
  • May work with Grounds/Utility Crew on Special Events.


  • Maintains the highest level of confidentiality concerning all matters in the Facilities Services Office and does not discuss any information obtained through work in a campus office.


  • Graduation from high school or equivalent.
  • HVAC License required.
  • Boiler license preferred.
  • Experience in the operation and maintenance of refrigeration plants, Including cooling tower systems, installation and maintenance of duct work, VAV systems, variable frequency drive pumps and air handlers.
  • Working knowledge of heat pump systems and electrical principles.
  • Knowledge of pressure steam heating and refrigeration for plant operating principles, practices, tools and equipment.
  • Knowledge of properties of fuel, air, water and steam of the operation and maintenance of equipment including compressors, pumps, valves and motors.
  • Knowledge of the operation adjustment and maintenance of controlling, indicating, metering and recording devices used in plant operation.
  • Knowledge of principles of steam and refrigeration.
  • Skilled in the use and adjustment of electrical and mechanical equipment.
  • Ability to interpret meters.
  • Ability to operate and adjust turbines, compressors, pumps, boilers, and other equipment.
  • Ability to analyze operating difficulties in the equipment.
  • Must have a valid Texas driver’s license, related insurance and good driving record.
